How does tax assessment relate to property value?

The assessed value of a home is the value of your home that is used to calculate your property tax bill. A tax assessor will evaluate the cost of your home based upon a number of factors, including home improvement projects, the current market rate of similar homes, and the replacementment cost of the home in the event of a disaster.

Once the home value is determined, the assessor will subtract any tax exemptions you may qualify for which you can check for with the California Board of Equalization This value is then multiplied by an “assessment rate” which is a fixed percentage set by your county, resulting in the assessment value which is used to calculate your local property taxes. Property assessment in California only occurs when there is a change in ownership, such as selling the property or in the case of new construction, such as if you have recently constructed an Accessory Dwelling Unit (ADU) on your property.

The assessed value of a home differs from its market value because it is not the cost of your home if you were to sell it - it is only the amount that is being taxed. The market or appraised value of your home represents the home’s fair market value, or what a buyer might expect to pay if you listed your house for sale on the market. You can learn what your current assessment value is by typing in the address on Symbium’s Property Information Portal.
